MARKET INSIGHTS

______

Understand what
the market is
telling us.

Real estate is local. A regional market can tell one story while your particular market tells another. Each month, I look at what's happening across our region and put the numbers into context.

REGIONAL OVERVIEW

______

Here's what I'm seeing this month.

Across the region, inventory is up from a year ago while the median sold price is modestly higher. Homes are taking about the same amount of time to sell, and closed sales were essentially flat. With 3.2 months of supply, the overall market still leans toward sellers, but buyers have more choices than they did last summer.

AUGUST 2026

______

See how your market compares.

Changes compared with August 2025 unless otherwise noted.

Fredericksburg

City

Fredericksburg had more homes available and more closed sales than it did a year ago, while homes took longer to sell.

The median sold price was lower than last August, although monthly price figures in a smaller market like the City can move considerably based on the mix of homes sold. With 4.5 months of inventory, Fredericksburg is currently a balanced market.

King George

County

King George is giving buyers more room to work than it did a year ago.

Inventory is up, while homes are selling somewhat faster. The median sold price was $489,500, and with 5.7 months of inventory, the market is currently balanced—giving buyers more choice while well-positioned homes can still attract attention.

Stafford

County

Stafford’s median sold price was essentially unchanged from a year ago, while inventory increased.

Homes took a few days longer to sell, and closed sales were up. With 2.7 months of inventory, Stafford remains a seller’s market, although buyers have more homes to choose from than they did last August.

Spotsylvania

County

Spotsylvania home prices moved higher from a year ago, while inventory also increased.

Homes took a few days longer to sell, and closed sales were lower than last August. With 3.1 months of inventory, Spotsylvania remains a seller’s market, although buyers have more homes to consider than they did a year ago.

Caroline

County

Caroline has more homes available than it did a year ago, while the median sold price was modestly lower.

Homes also took longer to sell, although closed sales were slightly higher than last August. With 2.8 months of inventory, Caroline remains a seller’s market.

Westmoreland

County

Westmoreland homes sold considerably faster than they did a year ago, while the median sold price moved higher.

Inventory and closed sales were relatively similar to last August, but months of inventory declined to 4.2. That places Westmoreland in a balanced market, with conditions that currently offer neither buyers nor sellers a clear advantage.
